Questions about Calgary new communities
The count depends on whether you include new master plans, later phases of established neighbourhoods, and individual infill projects. This directory separates community profiles from current inventory: a profile does not mean a builder has an available lot. It covers Calgary and surrounding towns, hamlets and county developments.
The developer buys and services the land, plans the community, sells lots to builders and sets the architectural guidelines. The builder constructs your home on one of those lots. Some companies, such as Brookfield Residential, Mattamy Homes and Hopewell Residential, do both in their own communities.
Mahogany and Auburn Bay are Calgary lake-access communities. Walden has ponds and wetlands, not a residents-only recreational lake. Chestermere is a city built around a lake, but living there does not automatically provide private waterfront or the same association arrangement as a Calgary lake community. Confirm rights and fees for the particular property.
Established communities such as Mahogany or Legacy have schools, retail and parks already open, so there is less uncertainty and usually less lot choice. Brand-new communities such as Hotchkiss or Moraine offer more lots and incentives, but amenities are years away and construction continues around you. Neither is better; they suit different buyers.
