Profile
About Sage Hill
Sage Hill is an established community in the Symons Valley area of north-west Calgary, south of Stoney Trail and west of Shaganappi Trail. It opened at the start of the current north-west growth cycle and is now effectively complete on the single-family side.
Its main advantage over the newer communities north of the ring road is that the amenities exist. Sage Hill Quarter provides grocery, restaurants and services inside the community, the pathway and park network is finished, and the ravine and natural areas along the western edge are established rather than planned.
Remaining new construction is largely townhome and apartment product. Buyers looking here are usually comparing a finished north-west community against the lot choice and lower entry prices available in Glacier Ridge, Ambleton and Moraine a few minutes north.
Commute note: Approximate drive to downtown Calgary via Shaganappi Trail or Stoney Trail and Crowchild Trail. Off-peak roughly 28 minutes, peak roughly 38 minutes.
Highlights
- Sage Hill Quarter retail with grocery and services inside the community.
- Completed parks, pathways and natural areas along the western ravine.
- Mature streetscapes rather than active construction.
- Immediate Stoney Trail and Shaganappi Trail access.
- Neighbouring Beacon Hill and Creekside big-box retail a few minutes away.
Considerations
- Little new single-family construction remains; most single-family activity is resale.
- Peak commute to downtown is still a north-west commute of roughly 35 to 45 minutes.
- No CTrain station; the nearest rail is Tuscany station to the west.
- Condominium fees apply to the remaining townhome and apartment product.
