About Seton

Seton is Brookfield Residential's mixed-use community at the south end of Deerfoot Trail, built around South Health Campus hospital. It is designed as a town centre for the south-east: retail, offices, a cinema, a large YMCA and higher-density housing are already in place, with residential streets of townhomes and single-family homes around them.

Because of the hospital and the retail employment base, Seton has stronger rental demand than most suburban communities, which makes it a frequent choice for investors and for buyers who want to walk to services. The trade-off is density: much of the housing is multi-family, and lots for detached homes are narrower than in the lake communities to the north.

Commute note: Approximate drive to downtown via Deerfoot Trail. Off-peak roughly 26 minutes, peak roughly 33 minutes.

Highlights

  • South Health Campus hospital and the Brookfield Residential YMCA at Seton inside the community.
  • Seton Urban District retail, dining and cinema within walking distance of most homes.
  • Bus rapid transit and a planned future LRT corridor along Deerfoot Trail.
  • Consistent rental demand from hospital and retail employment.

Considerations

  • Higher density and smaller lots than neighbouring lake communities.
  • Peak-hour congestion on Deerfoot Trail and 52 Street SE.
  • Green Line LRT timing for Seton remains unconfirmed.

  • Apartment condo

The largest share of new product, concentrated in the urban district.

Stacked and traditional townhomes throughout the community.

  • Front-drive garage

A limited number of single-family lots relative to the multi-family supply.

Fit

Who Seton suits

A good fit if

  • Health care workers and anyone who wants to walk or drive minutes to South Health Campus.
  • Buyers who want an urban, walkable district rather than a conventional suburban street grid.
  • First-time buyers looking at condo and townhome product with retail and the YMCA at the door.

Look elsewhere if

  • If you want a detached home on a conventional lot, Mahogany, Auburn Bay and Cranston offer far more single-family supply.
  • If you want a private lake and beach club, Mahogany and Auburn Bay have them; Seton does not.

FAQ

Questions about Seton

Seton has an unusually deep local employment base for a suburban community because of South Health Campus, the YMCA and the retail district, which supports rental demand. Investors should still model condo fees, property tax and realistic rents rather than assume occupancy.
