About Mahogany

Mahogany is a master-planned community by Hopewell Residential in the far south-east of Calgary, east of 52 Street SE and south of Stoney Trail. It is best known for Mahogany Lake, a private freshwater lake with beaches and a beach club reserved for residents, and for the Mahogany Wetlands, a large naturalised area threaded with pathways.

The community has been one of Calgary's top-selling neighbourhoods for most of the years since it opened. It combines a wide range of product, from apartment condos and townhomes to laned, front-drive and estate homes on the lake, with amenities that are already built: Mahogany Village Market for daily retail, Westman Village for mixed-use living and dining, and schools inside the community.

Buyers should treat Mahogany as an established community with new phases rather than a brand-new one. Much of the infrastructure exists today, which reduces the "will it ever get built" risk common in newer areas, but it also means remaining lots carry premiums and the newest phases sit farther from the lake.

Commute note: Approximate drive to downtown Calgary via Deerfoot Trail or 52 Street SE. Test it at your own commute time. Off-peak roughly 28 minutes, peak roughly 35 minutes.

Highlights

  • Private lake, beaches and beach club exclusive to residents through the Mahogany Homeowners Association.
  • Mahogany Wetlands and an extensive pathway network within the community.
  • Retail and services already open: Mahogany Village Market and Westman Village.
  • Multiple builders and product types, including lakefront estate lots and multi-family.
  • South Health Campus hospital and the Seton Urban District are minutes away.

Considerations

  • Annual homeowners association fee funds the lake and amenities and is registered on title.
  • Lakefront and lake-access lots carry substantial premiums over interior lots.
  • Commute to downtown is car- or bus-based; the Green Line LRT has not reached the far south-east.
  • Newer phases are on the outer edge, farther from the lake and village centre.

Fit

Who Mahogany suits

A good fit if

  • Buyers who want amenities that already exist rather than amenities that are promised.
  • Families who will use a lake, beach club and wetland pathways enough to justify the annual fee.
  • Downsizers who want condo or townhome living with retail and dining inside the community.

Look elsewhere if

  • If the annual homeowners association fee is not worth it to you, Walden and Legacy offer south-east living without lake access.
  • If you want the lowest entry price in the south-east, Rangeview, Hotchkiss and Logan Landing sit below Mahogany.

FAQ

Questions about Mahogany

Mahogany is one of the most established lake communities in Calgary, with the lake, beach club, wetlands, retail and schools already built. That maturity reduces the uncertainty that comes with newer communities, but it also means lot premiums and association fees. It suits buyers who value amenities today over lower entry prices.
