About Auburn Bay

Auburn Bay is a Brookfield Residential lake community immediately north of Seton. Its 43-acre lake, sandy beach and Auburn House lake facility are reserved for residents, and the community has schools, parks and an active residents association. It is close to build-out, so new construction is limited to final phases and multi-family sites.

For buyers who want a lake community with the amenities of Seton a few minutes away, Auburn Bay is the most established option. The trade-offs are limited new inventory, the annual association fee and reliance on a car or bus for downtown commutes.

Commute note: Approximate drive to downtown via Deerfoot Trail. Off-peak roughly 30 minutes, peak roughly 38 minutes.

Highlights

  • Private lake, beach and Auburn House facility through the residents association.
  • Schools and parks inside the community; Seton hospital and retail next door.
  • Mature landscaping and pathway network.

Considerations

  • Very limited remaining new build inventory as the community completes.
  • Annual homeowners association fee registered on title.
  • No CTrain access; bus and car commutes.

Fit

Who Auburn Bay suits

A good fit if

  • Buyers who want a lake community that is finished, with schools, retail and the lake all open.
  • Anyone working at South Health Campus who wants a detached home a short drive away.
  • Families who prefer mature landscaping over lot selection.

Look elsewhere if

  • If you want new construction with lot choice, Mahogany, Rangeview and Wolf Willow still have active phases.
  • If you do not want a residents association fee, Copperfield, New Brighton and Legacy do not carry lake fees.
