How to read newer-home sales data

2015+ describes the building, not its sale history
A home built in 2015 or later may have changed hands several times. A listing’s new-construction flag is a separate field and is not independently verified.
Sale-to-list is not investment return
Sale price divided by asking price measures negotiation against that listing. Original list price is the first asking price of that listing, not the owner’s purchase price.
A median is a midpoint, not a valuation
The mix of detached homes, townhomes and apartments changes. Compare like types over the same period; a changing median does not establish appreciation of an individual home.
MLS sales are a sample of builder activity
Direct builder transactions may be absent, and builder fields may be incomplete. We do not treat these records as total builder sales or a builder quality ranking. CREB statistics glossary.
