About Chaparral

Chaparral is an established lake community in the far south of Calgary, west of Macleod Trail and south of Stoney Trail, developed from the mid-1990s. It is fully built out and includes both conventional and estate product.

Lake Chaparral is a residents-only lake with a beach, boating and a lake house, funded by an annual residents association fee registered on title. The community also has a Bow River valley edge on its eastern side with pathway access.

Chaparral is the least discussed of Calgary's lake communities because it has no new construction, but it is the most direct price comparison for buyers weighing Mahogany or Auburn Bay against an older lake home.

Commute note: Approximate drive to downtown Calgary via Macleod Trail or Stoney Trail, or the Red Line from Somerset-Bridlewood. Off-peak roughly 27 minutes, peak roughly 35 minutes.

    All three are residents-only lake communities with an annual fee registered on title. Mahogany is the largest and newest with the most amenities and active new construction. Auburn Bay is finished and mid-sized. Chaparral is the oldest and smallest of the three, has no new construction, and generally sits below the others on price.
