How do I choose a home builder in Calgary?
Reviewed · 2026-09-03Match the product to the builder first: volume builders sell fixed models on community lots, custom builders design one-off homes on your lot, and some developers build only in their own communities. Then check the Alberta builder licence, the warranty provider's enrolment, recent possessions you can visit, and the purchase agreement itself. Reputation follows from those four checks, not from a showhome.

Builder types explained
Volume
Sells fixed models on lots held in a developer's community. Finishes are chosen from a design centre; timelines are set by the builder's construction schedule.
Custom
Designs and builds a one-off home on a lot you own or buy. Longer timelines, a higher price per square foot, and a contract that usually pays in draws as work completes.
Multi-family
Townhome and apartment condo projects. Purchases are governed by the Condominium Property Act as well as the builder contract.
Developer
Buys and services the land, plans the community and sells lots to builders. Some developers also build homes in their own communities.
Luxury
Estate and acreage homes at the top of the market, usually custom or semi-custom, often in estate communities or on the city edge.
Infill
Replaces an older home on an inner-city lot with new construction, often a duplex or rowhouse under Calgary's current land-use rules.

Questions about Calgary home builders
BILD Calgary Region, the local industry association, counts well over a hundred builder members, from volume builders delivering hundreds of homes a year to custom builders completing a handful. This directory lists the builders and developers most active in new communities across Calgary, Airdrie, Cochrane and Okotoks, and grows as new names appear on lot maps.
A volume (production) builder sells a fixed set of models on lots it holds in a developer's community, with finishes chosen from a design centre. A custom builder designs and builds a one-off home on a lot you own or buy, usually in an established neighbourhood or an estate community, at a higher price per square foot and a longer timeline.
Every new home built for sale in Alberta must be enrolled with a licensed warranty provider under the New Home Buyer Protection Act before a building permit is issued. The Alberta New Home Warranty Program is the largest provider; others include Progressive Home Warranty and Blanket Home Warranty. Ask which provider covers the specific home and confirm enrolment in the provincial registry.
Confirm the builder holds a valid Alberta builder licence, check the warranty provider's enrolment registry, read reviews across more than one platform, ask for the addresses of recent possessions and speak to those owners, and read the purchase agreement before you pay a deposit. This directory shows third-party ratings as of the date they were captured, not as live scores.
Most volume builders, including Jayman BUILT, Trico Homes, Morrison Homes, Shane Homes, Cardel Homes, Excel Homes and Homes by Avi, hold lots in several communities at once and across quadrants. Developers that build in their own communities, such as Brookfield Residential, Mattamy Homes and Hopewell Residential, are concentrated in those communities.
