Profile
About Moraine
Moraine is one of the newest communities in the Symons Valley growth area of Northwest Calgary, north of Stoney Trail near Glacier Ridge and Ambleton. It opened in the current cycle, so buyers are choosing lots in early phases rather than moving into a finished neighbourhood.
The appeal is the same as elsewhere in the north-west corridor: elevated land with mountain views on the right lots, newer product from a group of Calgary builders, and prices below the established north-west communities closer to Crowchild Trail.
The trade-offs are also the corridor trade-offs. Amenities, schools and retail are years out, the commute to downtown is one of the longest in the city, and construction will continue around early buyers for a considerable time.
Commute note: Approximate drive to downtown Calgary via Stoney Trail and Shaganappi Trail. Test it at your own commute time. Off-peak roughly 32 minutes, peak roughly 45 minutes.
Highlights
- Mountain views from west- and north-facing lots on higher ground.
- Early-phase lot selection, including walkout and corner opportunities.
- Multiple builders competing in the same community.
- Sage Hill Quarter and Creekside retail are the nearest established shopping.
Considerations
- Very early build-out: expect construction traffic, dust and unfinished streets for years.
- No schools, retail or recreation inside the community yet.
- One of the longer peak commutes to downtown Calgary of any active community.
- Transit service to new Symons Valley phases is limited; confirm before relying on it.

Questions about Moraine
Early phases usually offer the best lot selection and, in some releases, builder incentives, which is the case for buying now. Against that, the community has no schools, retail or recreation of its own yet, and construction will continue around you. It suits buyers with a long horizon and a car-based commute, not buyers who need amenities on day one.
Plan on roughly 40 to 50 minutes at peak times using Stoney Trail and Shaganappi Trail or Sarcee Trail. There is no CTrain station in the Symons Valley corridor; Tuscany station on the Red Line is the nearest park-and-ride for most trips.

- What you should verify
- Designated public and Catholic schools for the specific address (CBE and CCSD school finders), and whether any on-site school is open or only planned. Which phases are still selling, what remains to be built around the lot (roads, parks, commercial sites), and the developer's published build-out timeline. Which parks, pathways and roads are built today versus approved only. Mountain-view sight lines against the approved plan for the lots in front of yours.
