About High River

High River is a town of roughly fourteen thousand in Foothills County, about forty minutes south of Calgary on Highway 2. It has a genuine main street, a hospital, and a long-standing ranching identity, and it is one of the few towns in the region where new construction and heritage streets sit side by side.

New home activity is concentrated in the newer communities on the north and east sides of town, including Montrose and Hampton Hills, with a mix of laned homes, front-drive singles, paired homes and villa product aimed at downsizers. Prices generally sit below comparable Calgary product, and lots are often wider.

The subject no honest High River profile can skip is water. The Highwood River flood of June 2013 put much of the town under water and forced a near-total evacuation. Since then the town and the province have built one of the most substantial flood mitigation systems in Alberta, including berms and channel works. That work changed the risk picture, but it did not make the maps irrelevant, and flood mapping is the single most important thing to check before buying here.

Commute note: Approximate drive to downtown Calgary via Highway 2 and Macleod Trail or Deerfoot Trail. South Calgary employment areas are considerably closer. Off-peak roughly 38 minutes, peak roughly 50 minutes.

The town has since built extensive flood mitigation, including berms and channel works, and much of the new construction is deliberately sited outside the highest-risk areas. That does not remove the need to check. Ask for the flood mapping that applies to the specific lot, ask whether it sits inside or outside the mitigation works, and get an insurance quote in writing before your conditions come off, because overland water coverage varies more here than almost anywhere in Alberta.
