Harmony

Lake and golf master plan on Highway 1 west of Calgary, the largest county community in the region.

Profile

About Harmony

Harmony is a large master-planned community in Rocky View County, on the Trans-Canada Highway west of Calgary near Springbank. It is the most ambitious residential development in the county and the closest thing the region has to a full master plan outside a city boundary.

The amenity programme is what sets it apart. The plan is built around two lakes with beach and paddling use, the Mickelson National Golf Club designed by Phil Mickelson, the Launchpad recreation and community facility, and a village centre intended to bring retail and services into the community itself as it matures.

Because Harmony sits in Rocky View County rather than in Calgary, the governance, tax and servicing arrangements differ from a city community, and there is an association fee funding the amenity package. Buyers are paying for a resort-style setting fifteen minutes from west Calgary, with the mountains a straight run down Highway 1.

Commute note: Approximate drive to downtown Calgary via the Trans-Canada Highway. Canmore is roughly 50 minutes west. Off-peak roughly 25 minutes, peak roughly 35 minutes.

Highlights

  • Two lakes with beach and paddling use inside the community.
  • Mickelson National Golf Club, a signature course within the master plan.
  • Launchpad recreation and gathering facility for residents.
  • Planned village centre bringing retail and services into the community.
  • Highway 1 position gives fast access to both west Calgary and the mountains.

Considerations

  • Association fees fund the amenity package; confirm the current amount and what it covers.
  • Rocky View County governance means county tax rates and service levels, not Calgary’s.
  • Price point is well above the county average and above most Calgary suburbs.
  • The village centre and later amenities arrive on the developer schedule, not at possession.
  • No transit; this is a car-dependent location.

Fit

Who Harmony suits

A good fit if

  • Buyers who want lake and golf amenities and will use them enough to justify the fee.
  • People who drive west to the mountains regularly and want a head start on the highway.
  • Buyers comfortable paying above the Calgary suburban average for a resort-style setting.

Look elsewhere if

  • If you do not want an association fee, the Springbank and Bearspaw acreage market has none of this.
  • If price is the deciding factor, Cochrane and the west Calgary communities sit well below it.

FAQ

Questions about Harmony

It funds the community amenity package, which includes the lakes, beach areas and the resident recreation facility, along with the maintenance of the shared landscape. It is registered on title and continues with the property. Ask the developer or the association for the current amount, what is built and open today, and what is still planned, because a fee funding a future amenity is a different proposition from one funding a built facility.
