Calgary Utility Setup Guide
Complete guide to setting up ENMAX, ATCO, water, internet and more. Calgary-specific providers, competitive retailer tips, and realistic cost breakdowns for new homes.
Moving into a new build means setting up every utility from scratch. Unlike a resale home where services transfer, your new address has never had an account. Start this process at least two weeks before possession -- some services have wait times, and the last thing you want on move-in day is no heat or internet.
Electricity
How Electricity Works in Alberta
Alberta has a deregulated electricity market. ENMAX handles distribution in Calgary (the wires and infrastructure), but you choose who you buy the actual electricity from. If you do nothing, you are placed on the Regulated Rate Option (RRO) through ENMAX, which fluctuates monthly based on market prices.
Regulated Rate (RRO)
Fluctuates monthly. No contract. Easy to switch away from anytime. Good if you want flexibility but expect variability.
Fixed Rate Contract
Lock in a rate for 1-5 years with a competitive retailer. Predictable bills. Compare at ucahelps.alberta.ca before signing.
Watch out for door-to-door energy salespeople. They are common in new communities. You are never obligated to sign up on the spot, and many offer rates that are not actually competitive. Always compare rates through the Utilities Consumer Advocate (UCA) before committing.
Setting Up Your Account

Setup time: 1-2 business days
Deposit: May require $200-400 deposit if no Alberta credit history
What you need: New address, possession date, government ID, banking info
You can set up your ENMAX account online. If you want a competitive retailer instead, popular options include Direct Energy, Just Energy, ATCO Energy, and Encor by EPCOR. Compare rates at the UCA website first.
Natural Gas
How Gas Works in Alberta
ATCO Gas handles distribution (the pipes) throughout Calgary. Like electricity, you choose your gas retailer. The default is the regulated rate, but you can lock in a fixed rate with a competitive retailer. Gas is your biggest utility cost in winter -- a typical new build runs $200-300/month in January and February.

Setup time: 1-2 business days
Deposit: Similar to electricity -- $200-400 for new accounts
If you ever smell gas -- rotten egg smell -- leave the house immediately. Do not turn on/off any lights or electronics. Call ATCO Gas Emergency from outside: 1-800-511-3447. This is free and 24/7.
Water, Sewer & Waste
City of Calgary Services
Water and sewer are provided exclusively by the City of Calgary -- no choice of provider here. You will be billed based on metered water usage. New homes have water meters pre-installed.

Setup: Register at MyCity portal (create account before possession)
Billing: Water, wastewater, and stormwater are combined on one bill
Waste & Recycling Collection
Calgary uses a three-cart system. Your builder should have the carts at your home by possession, but in new communities they sometimes arrive a week or two late. If they are missing, call 311.
Black Cart
Garbage -- collected every other week
Blue Cart
Recycling -- collected every other week
Green Cart
Food & yard waste -- weekly (spring-fall), biweekly (winter)
Use the City of Calgary app or website to find your collection day. New communities are sometimes on temporary schedules until roads are fully built out.
Internet & TV
Providers & What to Expect
The two major providers are TELUS and Shaw (now Rogers). TELUS has been aggressively rolling out fiber (PureFibre) in new communities, which gives you symmetrical upload/download speeds. Shaw/Rogers uses a cable network.
TELUS PureFibre
Fiber to the home. Speeds up to 1.5 Gbps. Most new Calgary communities have TELUS fiber. Best for working from home.
Shaw / Rogers
Cable internet. Speeds up to 1 Gbps down. Good if TELUS fiber is not available yet. Sometimes runs move-in promotions.
New community warning: Some brand-new communities have limited internet infrastructure in the first few months. If your community is still being built out, ask your builder if TELUS/Shaw conduit has been run to your lot. In rare cases, you may need a temporary mobile hotspot solution while waiting for permanent service.
Book installation at least 2-3 weeks before possession. Technician availability can be tight, especially during peak moving seasons (spring and summer). If you work from home, this is non-negotiable.
Home Security
New communities can feel a bit exposed in the early stages -- construction traffic, fewer neighbors, homes sitting empty nearby. A security system is worth considering, especially if you travel or have a detached garage.
Monitored Systems (Vivint, ADT, Alarm Force)
Professional monitoring for $30-60/month. Often require 3-year contracts. Some builders have partnerships -- ask about bundled deals.
DIY Smart Security (Ring, SimpliSafe, Google Nest)
Self-monitored or optional monitoring for $10-20/month. No long-term contract. Easy to install yourself. Growing in popularity.
If your builder offered a rough-in for security wiring, that is typically for a traditional monitored system. Most modern DIY systems are wireless and do not need the rough-in.
Mail & Packages
Most new Calgary communities use community mailboxes (CMB) rather than door-to-door delivery. Canada Post assigns your mailbox location and key after your address is registered.

Key pickup: Your local post office -- bring government ID and proof of address
Timing: Can take 1-3 weeks after possession for your box to be assigned
In very new communities, the community mailbox may not be installed yet. In that case, Canada Post will hold your mail at the nearest post office until the box is ready. Update your address with Canada Post as soon as you have your possession date.

Technician slots fill up fast. This is the longest lead time of any utility.
Set up electricity and gas accounts
Contact ENMAX and ATCO (or your chosen retailers). Provide your possession date.
Confirm everything and set up MyCity
Confirm all service start dates. Create your MyCity account for water billing. Update address with Canada Post.
Verify everything is live
Check that lights work, furnace/AC runs, hot water is flowing. If anything is off, call the provider immediately -- do not wait.
Monthly Cost Estimates
These are realistic ranges for a typical new-build detached home in Calgary (1,800-2,400 sq ft). Condos and townhomes will be lower. Costs vary significantly by season.

First winter reality check: Your first winter gas bill in a new build can be a shock. New homes settle and the concrete needs to fully cure, which means your furnace may work harder in year one. Budget on the higher end for the first heating season. It gets better after that.
New Community Gotchas
Moving into a brand-new community is different from an established neighbourhood. A few things to be prepared for:
Street Lights May Not Be On Yet
The developer installs street lights, but they may not be energized until the road is officially turned over to the City. This can take months. Keep flashlights handy and be cautious driving at night.
Construction Traffic and Noise
Expect heavy equipment, early morning start times (7 AM is typical), and dusty roads. This is normal and can last 1-3 years depending on how quickly the community builds out. Keep windows closed on windy days.
Landscaping Deadlines
Most builders and developers require front yard landscaping (sod, trees, walkway) within one year of possession. This is typically in your purchase agreement. Budget $3,000-8,000 for basic front yard landscaping.
Temporary Addresses and GPS Issues
Google Maps and delivery services may not recognize your new address for several months. Save your GPS coordinates and share them with delivery drivers. Register your address with Google Maps as soon as possible.
Address Change Checklist
Do not underestimate how many places have your old address. Work through this list in the first week:
