First 30 Days in Your New Calgary Home

Before furniture goes in, photograph every room -- walls, floors, ceilings, fixtures. Open every drawer, flush every toilet, turn on every tap. This is your baseline. Anything you notice now is much easier to get fixed than something you find in 3 months.

Count everything. You should receive house keys, mailbox key (or instructions to get one from Canada Post), garage door openers, and any access codes for security panels or community gates.

Know where these are before you need them in an emergency. The main water shutoff is usually near the front of the basement. The gas shutoff is typically on the meter outside. Test that you can turn the water shutoff yourself.

Press the test button on each one. Note where they are located. This should take 5 minutes and is worth it for peace of mind on your first night.

First impressions matter. A quick wave and introduction to whoever is around sets the tone for your life on this street. Everyone remembers the moving truck day.

Lights, heat/AC, hot water, gas. If anything is off, call the provider immediately. Do not assume it will resolve itself.

Almost every new Calgary community has a Facebook group. Search "[Community Name] Residents" or "[Community Name] Homeowners." This is where you will learn about local events, find recommendations for landscapers and cleaners, hear about community news, and connect with your neighbors. It is surprisingly useful.

If you have school-age kids, register them as soon as possible. Calgary Board of Education (CBE) and Calgary Catholic School District (CCSD) both have online registration portals. New communities sometimes do not have a school built yet -- your kids may be bused to a neighboring community. Check the designated school for your address on the CBE or CCSD website.

Your builder should have given you instructions on how to report deficiencies (things that need fixing). Most have an online portal or email address. Start a list now -- things like paint touch-ups, scratched hardware, sticky doors, or grout gaps. You will submit this at the 30-day mark.

Go to your local Canada Post office with government ID and proof of address. If the community mailbox is not installed yet, they will hold your mail at the post office.

Register at calgary.ca/myCity for water billing. Start updating your address with driver's license (legally required within 14 days), vehicle registration, bank accounts, and employer.

New communities often have medical clinics within the main commercial area. If not, find the nearest one and register. Do this before you need it.

Set a schedule that matches your routine. Lower the temperature when you are at work and sleeping, raise it when you are home. This can save 10-15% on heating costs. If you have a smart thermostat, connect it to WiFi and download the app.

Compile everything you have noticed -- cosmetic issues, functional problems, anything that is not right. Take photos. Submit through the builder's official process. Be thorough but reasonable. Builders are generally responsive to legitimate deficiencies.

Walk the pathways. Find the nearest playground, park, and green space. Check out the community amenities -- many new communities have community centres, splash parks, skating rinks, or sport courts. This is home now. Get to know it.

Check the City of Calgary leisure centres for swimming lessons, fitness classes, kids programs, and sports leagues. Many new communities are near newer rec centres with great facilities. Early registration is common -- popular programs fill up fast.

Walk over with a wave. In a new community, everyone is in the same boat -- most people moved in recently and are looking to connect. A friendly street makes a huge difference to how much you enjoy living somewhere.

Mortgage, property tax, utilities, insurance. Automate everything you can so you do not miss payments during the busy first months.

Set reminders for: 11-month warranty inspection (book a professional inspector around month 10), 1-year warranty expiry, seasonal maintenance tasks. These dates sneak up on you.

The soil around your home should slope away from the foundation. In new builds, the fill dirt settles quickly. If water pools near the house, add soil before it becomes a problem.

Nearest grocery store, pharmacy, gas station, coffee shop, vet (if you have pets), and library. New communities sometimes lack nearby retail initially -- know your closest options.
