HVAC Ducting Touching Subfloor

MAJOR

Heating and cooling ducts installed in contact with the subfloor above, causing squeaking, popping noises, and potential damage when the floor flexes under foot traffic. This is one of those issues that seems minor until you're living with it every day.

How to Spot It

  • Walk on floors above the basement and listen for metallic popping or squeaking sounds
  • Visually inspect the basement ceiling where ducts run close to the subfloor
  • Check for ducts that appear compressed or bent against floor joists
  • Look for missing hangers or supports, especially on longer duct runs

Why It Matters

Beyond the annoying noise, ducts resting against the subfloor can get damaged over time as the floor flexes, leading to air leaks, reduced heating efficiency, and repairs that require cutting open the ceiling. Unsealed Roof Caps and Vents

How to Spot It

  • Request photos from the builder or hire an inspector with a drone
  • Check the attic for any daylight visible around penetrations
  • Look for water stains on the ceiling near vent locations
  • After rain, check the attic for any signs of moisture around penetrations

Why It Matters

Unsealed roof penetrations are one of the most common sources of water getting into your home. The damage can go unnoticed for months while mold, rot, and structural issues develop behind the scenes. Calgary's constant freeze-thaw cycles turn even small gaps into big problems fast.

Leaking Whirlybird Vents

MAJOR

Insufficient Stucco Thickness

Inadequate Attic Insulation

  • Check insulation depth with a ruler -- it should be deep and consistent across the entire attic
  • Check for gaps around electrical boxes, pipes, and HVAC penetrations
  • Look for compressed or disturbed areas from storage or HVAC equipment

Calgary's winters are no joke, and proper insulation is one of the most important things protecting your comfort and energy bills. Bathroom Exhaust Venting to Attic

CRITICAL

Bathroom exhaust fans that terminate inside the attic rather than venting to the exterior, pumping warm moist air directly into the attic space. This is a code violation, and it happens more often than you'd think.

How to Spot It

  • Check the attic for flexible exhaust ducts that end without an exterior termination
  • Look for moisture, frost, or mold on attic sheathing near bathroom locations
  • Verify each bathroom has a corresponding roof or soffit vent termination outside
  • Check for frost buildup in the attic during winter months

Why It Matters

All that steam from your showers is being pumped straight into the attic. In Calgary winters, this moisture freezes on the roof sheathing and then causes catastrophic damage during spring thaw -- think mold, wood rot, and insulation damage all at once. Foundation Grading Toward House

CRITICAL

  • Place a ball near the foundation and see which way it rolls -- it should roll away from the house
  • After rain, observe where water collects and which direction it flows
  • Check for erosion patterns or soil settling near the foundation
  • Look for water stains or white mineral deposits on foundation walls inside

Why It Matters

Improper grading is the number one cause of basement water problems. Water pooling against the foundation creates pressure on the walls, causes cracks and leaks, and leads to eventual structural damage. Calgary's heavy clay soil makes this worse because it holds water instead of draining it away.

Missing or Inadequate Window Flashing

MAJOR

  • Look for staining below window sills on the exterior
  • Check interior window frames for moisture or soft spots
  • Inspect caulking around windows -- gaps suggest the builder relied on caulk alone
  • During rain, watch for water intrusion at window corners

Why It Matters

Windows are major water entry points. Proper flashing creates a drainage plane that moves water away from the wall cavity. Caulk alone fails within a few years, and by then water has been quietly damaging framing, insulation, and drywall inside the wall where you can't see it.

GFCI Outlets Missing or Non-Functional

CRITICAL

Ground Fault Circuit Interrupter outlets missing from required wet locations (bathrooms, kitchen counters, garage, exterior) or installed but not functioning properly. This is a life-safety issue, not just a quality concern.

How to Spot It

  • Check bathrooms, kitchen counter, garage, and exterior outlets for GFCI test/reset buttons
  • Press the TEST button -- power should cut off; press RESET to restore
  • If no GFCI is visible at the outlet, check the electrical panel for a GFCI breaker on that circuit
  • Pick up an inexpensive GFCI tester from the hardware store for easy verification

Why It Matters

GFCIs prevent electrocution by instantly cutting power when they detect current leakage. Their absence in wet locations is a serious safety hazard and a code violation. This isn't about property damage -- it's about protecting your family.

Dryer Vent Improper Installation

How to Spot It

  • Check the exterior termination point -- it should have a damper that opens when the dryer runs
  • Look for crushed or kinked flex duct behind the dryer
  • Check that rigid metal duct is used for any concealed runs through walls or ceilings
  • Verify the total vent length is reasonable -- excessively long runs with many bends restrict airflow

Why It Matters

Improper dryer venting causes lint accumulation, which is one of the leading causes of house fires. It also makes your dryer work harder, increases energy costs, and can cause moisture problems if the vent doesn't actually make it outside.

Dishwasher Drain Loop Missing

  • Look under the sink -- the drain hose should loop up near the underside of the counter before going down to the drain

  • Look along the ceiling-to-wall junction on upper floors for cracks or separation
  • Check for nail or screw heads pushing through drywall, especially on ceilings
  • Inspect during winter when the issue is most pronounced due to dry conditions

Why It Matters

While nail pops and truss uplift cracks are cosmetic rather than structural, they're a sign that framing is moving. How to Spot It

  • Check around the door frame between garage and house for gaps or missing weather stripping
  • Look for unsealed penetrations where wires, pipes, or ducts pass through the shared wall
  • In winter, feel for cold drafts around the garage entry area
  • Check if the attic space above the garage is properly sealed from the house attic

Why It Matters

The air barrier between your garage and living space is a health requirement -- it keeps carbon monoxide and vehicle exhaust out of your home. Gaps also let cold air flood in during winter, making rooms above or beside the garage uncomfortable and driving up heating costs.

Rough-In Plumbing Access Issues

MODERATE

Plumbing shut-off valves, clean-outs, or access panels that are difficult to reach, improperly installed, or missing entirely. You won't notice this until you have an emergency and need to shut off water quickly.

How to Spot It

  • Locate the main water shut-off and verify it's accessible and functional
  • Check that each toilet and sink has a working shut-off valve
  • Look for access panels to bathtub plumbing -- they should be present and easy to open
  • Test all shut-off valves to make sure they actually turn and stop water flow

Why It Matters

When a pipe bursts or a fixture leaks, you need to shut off water immediately. Inaccessible or non-functional shut-offs mean more water damage while you scramble to find the main valve. Missing access panels mean you might need to cut through walls for routine maintenance down the road.

What to Do If You Find Deficiencies

Before Possession

Document everything on the builder's official deficiency form. Get signatures, keep copies, and don't take possession until critical safety issues are resolved. You have the most leverage before you sign final paperwork. Take photos with timestamps and be thorough -- builders are much more responsive before the deal closes.

After Possession (Year 1)

Submit warranty claims in writing immediately upon discovery. Include photos, detailed descriptions, and reference the specific warranty coverage period. Keep copies of all correspondence. Many builders have an 11-month walkthrough process -- use it. Make a list of everything you've noticed and submit it all at once for that final Year 1 review.

If Builder Refuses

Escalate to your warranty provider (ANHWP or private). File a formal complaint with documentation. Consider hiring an independent inspector to document code violations, which strengthens your case significantly. As a last resort, seek legal counsel for significant unresolved issues. The best time to catch deficiencies is during construction, before drywall goes up and finishes hide problems. Here are the most effective ways to protect yourself:

  • 1.Pre-drywall inspection -- Hire an inspector to review framing, HVAC, plumbing, and electrical before it's hidden. This is the single most valuable inspection you can get on a new build.
  • 2.Progress visits -- Some builders allow periodic site visits during construction. Even if you're not an expert, photos at each stage create a record you can reference later.
  • 3.Professional pre-possession inspection -- Worth the investment for a trained eye on what is likely the largest purchase of your life. A good inspector will catch things you'd never notice.
  • 4.REALTOR® representation -- An experienced new-build REALTOR® knows what to look for, understands builder contracts, and can advocate on your behalf when issues arise.
